If you’ve decided to build your dream Canberra home from scratch, you’ve likely already begun preparing financially and, let’s face it, emotionally. One task you’ll need to tick off your to-do list in the process is finding an exceptional builder.

Whether you’re working with a builder in Southern NSW or the wider ACT area, here are six essential questions you need to ask before signing the dotted line.

What is your experience in building homes?

Understanding the builder’s experience before the build even begins is crucial. Investigate how long they have been in the business, the types of homes they have built and the level of experience they have with the style of home you want.

Experienced home builders in Canberra, Southern NSW and the broader ACT area should have a proven track record and be ready to go, providing you peace of mind they can handle the complexities of your project. Seasoned builders with extensive experience have also encountered and resolved various challenges, giving you greater confidence in their ability to deliver quality results.

With more than 40 years of industry experience, Mellross Homes has had the opportunity to work across several unique home designs, proving that our builders have the expertise to manage even the most complex requests and requirements.

How long is your warranty period, and what does it cover?

A solid warranty is the mark of a reputable builder. Ask about the specifics of their warranty, including what is covered, the duration and how they handle warranty claims. Understanding the details of a builder’s warranty gives you peace of mind, knowing your investment will be protected in the worst-case scenario.

A comprehensive warranty should cover everything from structural defects to faulty systems and subpar workmanship, protecting you from potential issues that may arise after moving in. Mellross Homes warranties are as per State Statutory requirements. For example, in NSW, we provide protection against major defects for six years and two years for all other minor defects from when works were completed.

What is your estimated timeline for the project?

A clear timeline is essential for planning and managing expectations for all parties involved. During your consultation, request a detailed timeline, including key milestones and completion dates. This helps ensure you and the builder are aligned on the project’s schedule.

Delays can be costly and frustrating as you await the completion of your new home, so it’s crucial to understand how the builder plans to stay on track and what measures are in place to handle any potential setbacks. Mellross Homes understands how stressful building a home from scratch can be. That’s why we offer weekly updates during your build’s pre-construction and on-site stages. Given the difficulty of coordinating removalists, we prioritise transparency as your build nears the end, offering a tentative handover date once the tiling is fitted into your home.

How do you handle communication during a project?

Effective communication is key to a successful build. When you come on board with Mellross Homes and your file is accepted by our Head Office, you are assigned an experienced Client Relations Officer (CFO) who will be responsible for maintaining the lines of communication during your build. With the assistance of your Construction Supervisor, your CRO will provide weekly updates on the progress of your build, both within the administration and on-site stages, using your preferred communication style (phone calls or emails). This ongoing approach ensures that you are always in the loop with the progress of your home.

How do you ensure quality and safety during a build?

Quality and safety are paramount in any building project. Inquire about the builder’s quality control processes, the qualifications of their subcontractors and the safety measures they implement on-site. Reputable builders adhere to high standards to deliver a safe and durable home. This might include regular inspections, using high-quality materials and ensuring that all workers are trained and certified in their respective trades.

Mellross Homes ensures the highest standards and quality with our experienced Site Supervisors completing a number of standard quality audits throughout your build, in addition to all mandatory inspections from Councils and Private Certifiers. We have also partnered with HazardCo to meet all our safety and compliance needs. This gives our clients peace of mind that all our trades are vetted and qualified and will, most importantly, safely go home to their families each night after work.

What quality inclusions does your builder offer?

It’s natural to want to know every detail of your build, from the accreditations of the construction team to the materials they’ll use. Rest assured, Mellross Homes partners with some of the biggest and most established national brands and suppliers to craft your forever home. These include but are not limited to:

  • Colorbond Steel
  • Polytec
  • Taubmans Paints
  • Fisher & Paykel
  • PGH Bricks
  • Ambassador Stone
  • Velux
